A booking is confirmed once payment has been received and we have issued a booking confirmation containing your reference. The person making the booking must be at least 18 and is responsible for all members of their party.

Check-in is from 3:00pm and check-out is by 10:00am unless agreed otherwise in writing. Occupancy must not exceed the maximum stated on the listing.

Payments are processed by Stripe. We do not receive or store your full card details. All prices are in pounds sterling and include VAT where applicable.

Cancellations more than 14 days before check-in are refunded in full. Between 14 and 7 days before check-in, 50% is refunded. Within 7 days of check-in the booking is non-refundable, although we will attempt to re-let the dates and refund you if we are able to.

If we have to cancel your booking for reasons outside your control, you will receive a full refund or an equivalent alternative property where one is available.

Please treat the property and its contents with care. You are responsible for any damage caused during your stay beyond fair wear and tear. Parties, events and smoking inside the property are not permitted. Please respect the neighbours, particularly between 10:00pm and 8:00am.

Management and lease arrangements are governed by a separate written agreement between us and the property owner. Nothing on this website forms part of that agreement, and any income figures shown — including those produced by the earnings calculator — are estimates based on stated assumptions, not guarantees.

We collect the personal data you give us when you make a booking, submit an enquiry or use the earnings calculator: your name, contact details, stay details and anything else you choose to tell us. We use it to provide the service you asked for, to meet our legal obligations, and — where you have agreed — to keep you updated.

Our lawful bases are performance of a contract for bookings, legitimate interests for responding to enquiries, and consent for marketing. We share data only with processors who help us deliver the service: Stripe for payments, Resend for email, Uplisting for booking management, and our hosting provider.

We keep booking records for six years to meet HMRC requirements, and enquiry data for two years. You have the right to access, correct, erase, restrict or port your data, and to object to processing. To exercise any of these, email info@staybility.co.uk. You may also complain to the Information Commissioner's Office at ico.org.uk.

We use only the cookies necessary to make the site work and to process payments securely. We do not use advertising cookies or sell your data.

All content on this website — text, photography, graphics, the Staybility name and logo — is owned by Staybility Limited or used under licence, and may not be reproduced without our written permission.

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction. Nothing here affects your statutory rights as a consumer.
